What are the criteria for Affordable Housing?
- Must be a South African Citizen
- Must earn between R1850 - R22000 (NET) per month
How much must you earn to be able to apply?
- You must earn a monthly (NET) salary between R1850 - R22000 to qualify for Affordable Housing.
Are the apartments rent to buy or just for rental?
All units are strictly for rental. There is no option to rent to buy nor to ever own the unit. No subletting is allowed at any of our developments. Your application can be declined due to the following factors:
- You have a poor credit history;
- You do not earn between the required income NET bracket (R1850 - R22000);
- Your expenses are too high;
- You do not meet the affordable housing criteria; and
- The unit you qualify for is out of stock.
Which documents do I need to provide when applying?
To apply you will need to provide us with the following documents:
- Recent 3 months’ payslips;
- Three (3) months bank statements;
- Employment letters; and
- ID copy.
If you are Self-employed?
The following additional documents are required:
- Affidavit stating you are self-employed.
- Six (6) months bank statement.
If employed on Contract?
- We will need to check how long is the contract, if over a year we proceed with the application.
If you do not receive a payslip?
- We will request a full employment contract.
I earn differently every month; how can you help me?
- We calculate 3 months' salaries and get an average over the past 3 months.
I am a student; can my Parents apply for me?
- Parents can apply as leaseholders; the relationship will then be between HPM and the parents.
Is a Joint Application allowed?
A Joint application is accepted. Both applicants should submit the following documents:
- Three (3) months bank statements;
- Three (3) recent payslips;
- Employment letters; and
- ID copies.
Do I have to be legally married to the person I make a Joint Application with?
- No, you do not have to be legally married to someone in order to apply for a joint application.
- All applicants are welcome to apply as partners so long as there’s mutual consent between the two parties.
Do I need to certify my documents?
- Documents are accepted even if they are not certified as we verify documents doing credit checks. However, the bank statements will need to be verified bank statements (stamped).
Do you check my status on the Credit Bureau?
- Once your application has been completed, it is sent through to the vetting department where income and expenditure (credit check) is assessed to determine whether you can afford to pay for the unit you qualify for according to SHRA requirements.
My application has been declined due to affordability; can you please place me in a cheaper unit?
- It is often possible that you may not qualify for the unit you may have applied for because you do not meet the requirements for that unit. E.g., High Salary for a Bachelor's unit. In an instance such as this, you may be allocated a 1- or 2-bedroom unit which you qualify for according to your salary.
How many people are allowed in a Unit?
Depends on the number of bedrooms the unit has:
- For a 1 bedroom and Bachelor: Maximum of 2 people
- For a 2 bedroom: Maximum of 4 people
- For a 3 bedroom: Maximum of 6 people
Is water and electricity included in the monthly rental?
- Rental does not include water and electricity; water and electricity are strictly prepaid.
How much is your Parking?
- Seventy rands (R75) per parking bay
I have been informed that I have been approved, what is next?
- You will be contacted by one of our Agents and a deposit letter with a reference will be sent to you via email.
- Once payment has been made, you are required to send the proof of payment to the email address on the Deposit Letter. Please make sure to use the correct reference code when making payment as it is a unique code otherwise your payment will remain unidentified and this, in turn, delays the process of you signing your lease agreement.
- Upon confirming the payment, an Agent will be in contact with you to make a lease signing appointment. All leases are signed at the admin offices based on the development you are applying to stay at. (Devland Gardens, Little Manhattan, Carnival Gardens, Matlosana Gardens)
- All tenants are required to attend a compulsory training session which usually takes a minimum of 2 hours, this is a requirement for all affordable housing tenants. The training consists of an assessment aimed to ensure that every Tenant is educated on the house rules and what it means to be a beneficiary of affordable housing.
- Rent is debited from your account every month as per your lease agreement. We do not accept any cash rental payments. All rent is payable in advance! E.g., You pay in January for the month of February.
I applied but I have never received any feedback.

I need to terminate my lease agreement; how can you help me?
- Tenants need to put in their notice to terminate a month in advance. Every exiting Tenant must serve a notice period of one full calendar month.
Do you allow us to have parties or funerals?
- No funerals are allowed. Parties are allowed on approval of the Property Manager and with a limited number of people.
Are visitors allowed and how long can they stay?
- Yes, for a maximum of 5 days.
Are pets allowed especially dogs and cats?
- No pets are allowed.
